  • welcome to black rock river estate

This idyllic property situated on the urban edge of Port Alfred is without doubt one of the undiscovered treasures of South Africa’s Eastern Cape.

It is perfectly situated midway between Port Elizabeth and East London and lies nestled amongst 418 hectares of lush, undulating grassland and thornveld plateaus.

The property boasts a host of gorgeous views of the famous Kowie River and the Mansfield tributary. This is truly a supreme location which offers romantic seclusion and when developed will definitely illustrate “tranquility defined”.

Black Rock River Estate is located on the well-known Mansfield Private Reserve and incorporates an abundance of indigenous flora as well as a wide variety of wildlife in the reserve that will delight at every turn.

Typically the wildlife includes antelope such as Blesbok, Eland, Kudu, Waterbuck,

  • Springbok, Impala, Bushbuck, Zebra, Giraffe, Blue Wildebeest and many others. There is also a delightful variety of birdlife prevalent in the reserve.

The estate is designed to enable purchase of a freehold stand and construction, to carefully monitored specifications, of a residential dwelling that will compliment the eco-friendly design of the estate. The idea is to enable daily living in amongst the abundance of wildlife.

    What a truly pleasurable experience!
The estate will incorporate 87 stands and this comprises a development density of 0.26 units per hectare. This is deliberately very low in order to encourage investment in this supreme eco-estate, where privacy is guaranteed, security is excellent and the pristine views and natural splendour come standard.

Essentially, Black Rock River Estate is designed to enable people to secure a spectacular lifestyle.

  • CLIMATE
The Eastern Cape has reasonably wide variations in temperature but generally the climatic conditions can be described as moderate.

Rainfall is fairly erratic with two periods of maximum rainfall, namely spring (September) and autumn (March).

Average annual rainfall is approximately 714mm. Temperature variations between months are moderate.

Generally, maximum temperatures reach approximately 35°C whereas minimum temperatures fall to 5°C.

Wind is predominantly northeasterly and south-westerly in summer and south-westerly and westerly in winter.

  • LOCALITY AND SURROUNDS
Black Rock River Estate is situated approximately 11 km upriver from the town of Port Alfred and can be reached using the R67 that stretches from Port Alfred to Bathurst and Grahamstown in the interior.

It is a 10 minute drive from Port Alfred using this route, but on arrival one is met with surroundings normally found in secluded areas where peaceful isolation is accepted as the norm.

Port Alfred offers unhurried shopping opportunities including a new mall, as well as restaurants, schools, banking facilities and similar city attractions, as well as the latest state of the art private/public partnership hospital.

Should more extensive commercial and shopping requirements arise, East London and Port Elizabeth are basically equi-distant at approximately 150km to the East and West, respectively.

  • WHAT IS THE DEVELOPMENT GOING TO COMPRISE?
Black Rock River Estate is designed to provide a spectacular living opportunity and rewarding lifestyle. It will be a prestigious residential development within the confines of a 418-hectare eco-estate where wildlife roams free and the natural flora of the region abounds.

87 stands will be developed. It is a low density development that will be a gated community with effective security and access controls, as well as a discreetly electrified perimeter fence. This is deliberately designed to be a low density development so that privacy and serenity come standard and one can live in harmony with nature.

What is envisaged will therefore be large residential sites that are positioned along the growth line of dense coastal bush vegetation.

  • All of the sites enjoy an exquisite location in the reserve and will encompass panoramic views due to their elevation on the property. The developer is to remain involved with the property at all times and, as such, intends to maintain the high standards to which it is committed.

One visit to this jewel of the Eastern Cape will reveal why it is impossible to disassociate oneself from it. We see this as a major source of reassurance for all serious investors.

The internal roadways will purposefully be gravel roads with earth side drains. This is designed to maintain the pristine natural beauty of the property. Electricity will be sourced from ESKOM and water will be piped from our on-site water purification treatment plant and gravity fed from our bulk water storage facility.

  • In order to carefully control the aesthetic beauty of the development and the structural imperatives, building of residential dwellings within stipulated timelines must take place in accordance to architectural guidelines and all plans will be subject to the approval of our chief architectural designers, F D Theron Architects in Port Alfred.

In addition, it is the intention of the developer to ensure that a Home Owners’ Association with adequate provisions is in place commensurate with the intention to effectively manage the unspoilt beauty of this property and also strongly regulate the conduct of its occupants, thereby securing the maximum investment value for all investors.

As the developer, we are inviting serious investors seeking an extraordinary lifestyle to participate in this opportunity. The very nature of this property does not lend itself, and indeed, is not intended for speculation.
We look forward to meeting with you!
